For the first time in this market shift, inventory has increased year over year in all 50 states—rising 27.6% nationally from February to February. While some markets remain tight, particularly in the Northeast, and certain micro-markets are still hot for sellers, the overall tide has turned. More listings are coming online, and if this trend continues, inventory could surpass pre-pandemic levels within the next 12 months.

If you held or even grew your market share over the last few years—or if you’re new to the business and making waves—you’re in a strong position. Many agents have burned out, and their production has dipped below sustainability. Most won’t recover.
