Located in the heart of the Dupont Circle neighborhood in NW Washington DC, Chapter2Ventures invested in three commercial condos in the Kirkman Condominium building in partnership with The Menkiti Group. The units were then built out and leased to Keller Williams Capital Properties who went on to become one of the region’s top brokerage offices. This investment was done with tremendous thoughtfulness in partnering with the condo building to convert a residential unit into a commercial unit, a better use for that particular unit.
Chapter2Ventures invested in this rapidly growing home staging and interior design firm when it was a small, promising startup. Today, the top-rated company operates in DC, Maryland, and Virginia, offering Essentials, Premium, and Luxury Staging services to homeowners, investors, developers, and real estate agents, primarily for vacant properties.
Chapter2Ventures invested in this once-neglected 48,000 square foot industrial building in the Woodridge neighborhood of DC. The Menkiti Group redeveloped it into a LEED-designed office/warehouse and new headquarters for the District of Columbia Department of Parks and Recreation. Approximately 25% of the facility is dedicated to office and logistics space to house 10-12 full-time administrative and operations staff, as well as another 12-24 temporary staff and summer interns. The site also serves as a home base for the Department of Parks and Recreations Park Rangers who operate at parks throughout the District. The once dilapidated warehouse has now been brought back to life, and will continue to serve the local community for years to come.
Chapter2Ventures partnered with Idania Campbell to launch this woman-owned business. IC Bookkeeping Services is a full-service bookkeeping company specializing in small businesses. The rapidly growing company works across a variety of industries to help entrepreneurs manage their financial details.
Chapter2Ventures partnered with several investors to purchase, build out and lease this 10,000 square foot office building in Stafford Virginia, right off interstate 95. Buying this building allowed one of our operating company investments, Keller Williams Capital Properties, an opportunity to grow in a new territory. Within a few short years, the vibrancy of a new office space helped the company grow to be #1 in the market. This was a growth investment giving us a clear opportunity to improve and impact. The property was purchased in an inclusive manner by making shares available in smaller increments than might normally be available in this type of commercial investment.
Chapter2Ventures invested in this 43,921 square foot office building in partnership with The Menkiti Group. This investment met a number of key objectives including creating a permanent home for the Keller Williams Capital Properties’ Fairfax office, whose lease was expiring. The acquisition was also part of a profit-sharing program for employees, many of whom participated in the purchase of this building.
Chapter2Ventures is working on a restoration and expansion of a historic farm into a boutique hotel. Just 90 minutes outside of Washington DC, about 20 miles from the President’s country retreat at Camp David, this circa 1835 farm includes numerous historic structures and 66 acres of land that has been operating as a small bed and breakfast. The project includes expanding the property into 20 overnight suites, a dining hall, and a spa building, creating a world-class agritourism resort.
Chapter2Ventures is working on the purchase of a 20,000 square foot warehouse to house one of its operating business investments, Staging Design. A minority-owned organization, Staging Design is the region’s premier home staging business.
Chapter2Ventures is working on the purchase of a bundle of commercial and residential buildings in Washington County, near the Antietam battlefield in rural Maryland. The circa 1875 buildings are part of a growing downtown district, serving the greater community for nearly 150 years. C2V is working with the community to reimagine the now-vacant properties and bring additional business growth and residential housing to the downtown area.
